From the DA detail survey through to identification survey at occupation certificate — all residential survey stages, carried out by a registered surveyor.
Most residential projects need more than one survey. A detail and levels survey is typically required before design begins — it gives your architect the base plan they need for the DA. A set-out survey positions the building on the ground once construction is approved. An identification survey confirms the building is correctly sited before the occupation certificate is issued.
Whether you're a homeowner managing your own alterations and additions, an architect coordinating a new build, or a builder who needs accurate pegs on site — we can help.
The starting point for most projects. We survey all features and levels on your site and produce a scaled plan in AutoCAD DWG and PDF — ready for your architect or designer to work from.
Once your plans are approved, we peg the footprint of the new structure in the correct position on the ground, establish floor levels and provide a site datum.
Required at occupation certificate (OC) stage to confirm the completed building is positioned within the approved boundaries and setbacks. A necessary step before your certifier can sign off.
Survey of installed stormwater drainage infrastructure — recording pipe positions, invert levels and pit locations as built. Required by council as part of the construction certificate and occupation certificate process.
Strata subdivision for new units, townhouses and villa developments — from strata plan preparation through to lodgement with NSW Land Registry Services.
Homeowners, architects, building designers, structural engineers, builders, owner-builders, project managers and private certifiers. If your project involves building or altering a house in Greater Sydney, we can help.
Important: Under the Environmental Planning and Assessment Regulation 2021, a DA site plan must show boundary dimensions — which makes it a land survey under the Surveying and Spatial Information Act 2002. Many NSW councils specifically require the plan to be prepared and endorsed by a Registered Land Surveyor.
